Our Contracts
STANDARD CONTRACT
- This contract is always for 1 year with the possibility to leave the flat before it ends, and it doesn't have any agency fee at the check in.
- In this contract the deposit is equivalent to one and a half month of the rent.
- If you are leaving before your contract ends we will give you the option of finding a tenant to avoid fees. This will act as a compensation and you will keep your deposit safe. We will always help you with your search.
- Unfortunately, if you need to leave before your contract ends and you couldn´t find a substitute, then we will retain one month of your deposit that will act as the agency fee you didn´t pay at the check in.
- The contract is individual. For double use, you have to contact us.
- Bills for water, gas and electricity are not included.
- Complimentary services offered: weekly cleaning services for the common areas and WiFi in every flat.
CUSTOM CONTRACT
- In this option you can choose the end of the contract (always per month), you can extend it if you need more time, for a maximum of one year, but the stay cannot be shortened.
- The minimum stay is always 3 months.
- The deposit is 1 month of the rent, and this contract has an admin fee charge equivalent to 1 month of rent. In case you want to renovate your contract for a longer time, there will be a charge of another admin fee.
- Even though it is not possible to shorten your stay, if you need to leave before the end of your contract we will give you the option of finding a tenant. This will act as a compensation and you will keep your deposit safe. If you have questions regarding this matter, please contact us we will be happy to assist you.

SUMMER CONTRACT
- This contract is flexible and can only be used in the summer for short-term stays.
- You can choose the end of the contract, but the minimum is 7 nights.
- The contract is individual. For double use, you have to contact us.
- For this contract the price of the room may change.
- The deposit is 300 euros and only half month as an agency fee.
- Bills included on the price.
- Complimentary services offered: weekly cleaning services for the common areas and WiFi in every flat.
There are three different types of contract that can be chosen depending on each customer needs. Remember there are some common points to keep in mind :
- No parties allowed in the flat. By law in Barcelona you cant make any loud noise after 23h
- Pets are not permitted.
- Smoking is not permitted.
- Contracts are individuals.
- Keep the common areas and room clean.
Cancellation Policy
Any booking can be cancelled by the user, taking into account the following cancellation costs:
Standard bookings: if the reservation is cancelled before the starting date*, helpBarcelona will take the amount that corresponds to 1 month of rent as a fee, and the user will receive the rest back. If the cancellation is made after the starting date* or the tenant doesn't show up for the check in, the total amount already paid won't be refundable.
Custom bookings: if the reservation is cancelled before the starting date*, helpBarcelona will take the amount that corresponds to the agency fee, and will refund the user the month paid as a warranty. If the cancellation is made after the starting date* or the tenant doesn't show up for the check in, the total amount already paid won't be refundable.
Summer bookings: the cancellation of any summer reservation will need to take into consideration the following deadlines:
- If the reservation is cancelled before 30 days upon arrival, the user will receive the full amount that correspond to the stay and that has been paid in the booking process, but not the warranty.
- If the reservation is cancelled between 15 and 30 days upon arrival, the user will receive the 50% of the amount that correspond to the stay and that has been paid in the booking process, but the 50% left and the warranty won't be refundable.
- If the reservation is cancelled with less than 15 days in advance from the check in date, the total amount paid in the reservation process won't be refundable, therefore the cancellation would imply the loss of the whole amount paid in the reservation process.
*Starting date: the date when the contract starts; it may not coincide with the check in (move in) date.
